Snowater Timeshare Association

January 2007 Newsletter

Happy New Year everyone!  I hope you all had a wonderful holiday and will enjoy a happy and healthy New Year.

Mount Baker had an early start to the ski season this past fall, opening before Thanksgiving.  As I am writing this Newsletter, it has started to snow heavily again on the mountain and it looks as if the season will be great.

ANNUAL MEETING:  The next annual meeting will be on May 19th at Snowater.  Mark that date on your calendar and please attend. The Board values your input! Suggestions that owners made at the last meeting (beds, knives) have already been acted on as you can see below.

NEW BEDS:  The process of replacing the queen size beds will begin next spring.  The Board is allocating more money than the last time around to purchase new mattresses and they will be installed next year. Based on preliminary reviews it looks like the quality of the beds will be great!

KNIVES: The Board authorized the purchase of new and better quality knives.  They have been placed in all the units.

SOFA/SLEEPER BEDS:  The Board is looking at replacement of the sofas – this spring they will be 8 years old and some leave a lot to be desired. We are looking at several different types that hopefully will provide a more comfortable sleeping experience.

RENTAL PROGRAM:  Based on the comments received at the Annual Meeting as well as comments made at our Board meetings we are making some changes to the program.  If a unit has not been rented the owner or the owner’s guests will be allowed to use it.  So as to avoid confusion I strongly suggest checking with the office and confirming it’s available to use, since many rentals happen at the last minute!  We will also be charging more for holiday periods, and requiring a 3-day rental period for those times.  These changes to the rental fees will go into effect January 10, 2007. A revised set of guidelines is available from the STSA Office upon request.

ROT REPAIR/STAIR COVERS:   As you know, we are performing major repairs to our condominium buildings, stairs and decks over the next two to three years.  This work is comprised of repairing the dry rot that has been found in our buildings as well as repairing decks and stairways.  While we are replacing the
stairways, we are covering them to help prevent recurrence of the rot and reduce future maintenance costs. This work can only be performed during the months when there is minimal rain.  Therefore, work will begin in late spring and continue through the summer months.  We will try to keep the impact on this work on our owners to a minimum, but some disruption and noise will be inevitable. Please bear with us!

BUDGET:    Your Board has approved the Timeshare budget for 2007.  There will be NO increase in quarterly assessments!

Again, best wishes for the New Year. And if you have any suggestions to make Snowater an even better place feel free to email me at merkulov@ix.netcom.com

 Snow at Baker

Mt. Baker opened to skiing November 16th this year. Early winter storms have dumped huge amounts of snow for one of the best early season snow packs in years.  Check mtbaker.us for the latest conditions.

Mt. Baker Ski Shuttle

The BelAir Baker Shuttle will be operating every Sunday and holidays with a scheduled stop at Snowater. Round trip fare is $11. The shuttle will leave the Snowater Park and Ride area at 7:55am and return from White Salmon Lodge at 3:30pm. 12 hour-advanced reservations are recommended. Also, Mt Baker will operate its own shuttle for those 21years and older mid week out of Glacier. Call 360-734-6771 for information.

Assessments for 2007

Due to increases in the STSA Budget last year, no assessment increases are anticipated for 2007. Building fund levels are increasing at a rate sufficient enough to keep pace with repairs and a surplus in our operating budget for 2006 allowed us to transfer monies to our refurbishing fund. This transfer, along with existing funds will allow us to purchase new mattresses and possibly sofa sleepers.

Power Outage Flashlights and Candles

Winter is always unpredictable at Snowater. ‘Tis the season for power outages, so we ask that you come prepared. We have tried to outfit the units with candles, but they inevitably are used for ambiance and not necessity. Please place a flashlight and emergency candles on your Snowater list.

E-mail Addresses and Contact Information

Please use this opportunity to update your e-mail address and contact information in the new on-line database. This will insure our ability to promptly respond to your requests.

Rot Repair

This coming year we will be performing major repairs to some of the buildings. We will try to keep the impact to a minimum, but some disruption may be inevitable. We will do our best to give owners as much advanced warning as possible.
